October in Review

October has come and gone, pumpkin is still sitting out front but xmas decorations are already going up all around town. Never managed to get that pumpkin latte for myself, will have to wait until next year. Maybe an eggnog latte from Starbucks for xmas? I love this whole part of the year, from June -> December. Great summer months, fall + halloween/thanksgiving, then Santa time.

The little screaming men are doing well, both in daycare now but MrsSLM never seems to run out of things to do. We’re thinking about tearing apart a good chunk of the garage soon to plug up some winter drafts, and then insulate the whole thing. I’ve taken a week off next week to do that with her. Read quite a bit on different approaches; best seems to be going with spray foam, having experts (or diy) spray several inches of foam on the ceiling. Great r-value and also acts as a vapor barrier. Downside seems to be cost and the potential for off-gassing. Decided since we sleep a few inches above that foam, we’d rather not risk it and do it the slightly less efficient/more hands on way.

In other news, a multi-plex on our street is up for sale and after some discussion we’ve decided to jump in and go for it. Listed right now at about $550k, just negotiating that down a bit. Even at that price, the tenants more than cover the mortgage and taxes. I believe really strongly in our investment strategy, but it doesn’t hurt to diversify a bit into some actual brick&mortar. In the long run, I see this area improving quite a bit, the signs are already there today. In the last few years, we’ve seen nicer shops open up, more run-down lots getting bulldozed into condos, etc. Montreal is an island, so space isn’t exactly unlimited. On top of that, this is a couple minutes walk from a metro station.

It’s not official yet, but we’re accepting their counter-offer so it’s all but ours at this point. I’ll have to liquidate some of my positions though, which makes me a little sad ­čÖü

Also, South Park: The Fractured But Whole is out on PS4, I know what I want for Christmas.

    Woot woot! First off great pumpkins. I saw a couple ppl just painted theres. Pretty neat. Congrats on the potential buy too! Once our tfsas and rrsp are maxed i would definally buy rentals vs a non registered account. Also seems like after Vancouver and ontario put all those new housing laws, Montreal might be the next boom. (From what ive heard) seems like a great buy! How many units? Great dividends as well. Always curious why people like chartwell vs extendicare? Any input on that? Exe has a higher yield and drastically lower p/e ratio. I would love to add to our retirement home positions but can bare chartwell or siennas p/e atm.

    That’s just excellent SLM. For starters, you had more companies paid you dividends this month than I have in my entire portfolio. So, definitely a solid month. Out of curiosity, what size multiplex are you buying? Is that a duplex, triplex, or fourplex? I think multifamily homes are a great way to go!!! In fact, I really wanted my first property to be a multiplex, but I could find a decent one in the area I was looking and so I settled for a single family home. Sufficed to say that the next home I purchase, I really hope it’s a multiplex. Good luck on the purchase and congrats. I think real estate is a great way to diversify!!!

    Rock Star month, nice work SLM. Kudos on taking a chance on the multi-plex. I love the idea. my buddies and I have been looking for a few of these, but they are hard to come by.

    You guys are really doing stellar! Growth in both dividends and portfolio value is amazing to watch. keep it up, but somehow I don’t think that’s going to be an issue ­čśë
